Selling your property in Sotogrande?

Sell with clarity, legal insight and a strategy built around you.

I combine 30 years of legal experience with 7 years working directly in property sales and transactions, helping Spanish and international owners prepare, position and sell with greater control from the first decision to completion.

Before you go to market

A buyer's lawyer will examine your property carefully. Why not do the same first?

Issues involving ownership, registered surface, mortgages, inheritance, extensions, licences, taxation or documentation can emerge late and slow down — or jeopardise — a transaction.

My approach starts before marketing. We identify what needs attention, clarify your position and decide how the property should be taken to market.

Initial Property Sale Check

Is your property ready to sell?

A confidential initial review designed to identify matters that may need attention before a buyer starts due diligence.

Ownership and title documentation Land Registry information Mortgages and charges Registered surface and property description Extensions or alterations Co-ownership and inherited property Non-resident ownership and powers of attorney Documentation required for sale Issues that could delay completion

The initial review identifies areas that may require attention. Detailed legal, tax, planning or technical advice can then be addressed separately where appropriate.

A different approach

A property sale should not begin with a listing. It should begin with a strategy.

Who is the most likely buyer?
How should it be positioned?

What could emerge during due diligence?
What strategy fits this owner and this property?

Property sale advice built around the owner

From preparation to completion

01

Property readiness

Identify the documentation and legal or practical issues that should be considered before marketing begins.

02

Market positioning

Assess how the property should be presented, priced and positioned within the Sotogrande market.

03

Sale strategy

Decide between public marketing, targeted international exposure, selected agent collaboration or a discreet private sale.

04

Buyer qualification

Focus on credible enquiries, protect your negotiating position and reduce unnecessary disruption.

05

Negotiation

Evaluate offers in the context of price, timing, conditions, funding and transaction risk.

06

Transaction coordination

Stay supported through reservation, due diligence, contracts, Notary coordination and completion.

A

Owners abroad

Own a property in Sotogrande but live outside Spain?

You do not need to be in Sotogrande to manage the sale properly. Powers of attorney, non-resident documentation, tax requirements, banks, certificates, buyer lawyers and Notarial completion can be coordinated locally while you remain fully informed.

B

Inherited or shared property

Some properties need preparation before they need marketing.

Inherited ownership, several co-owners, an owner living abroad, a property still registered in a deceased relative's name or discrepancies between the physical property and its documentation should ideally be addressed before a buyer begins due diligence.

C

Confidential sales

Not every property needs to appear on every portal.

Depending on the property and your circumstances, a selective strategy may use direct introductions, professional contacts and collaboration with carefully chosen agents before — or instead of — broad public marketing.

You do not have to be ready to sell

Start by understanding your property and your options.

You may be planning to sell immediately, next year, or simply deciding whether a sale makes sense.

An initial conversation does not commit you to appointing an agent or putting the property on the market.

Frequently asked questions

Before you decide to sell

Do I have to appoint you to sell my property after the initial check?

No. The purpose of the initial conversation is to understand your situation and identify sensible next steps. It does not commit you to put the property on the market.

Can you help if I live outside Spain?

Yes. A significant part of the process can be coordinated remotely, with appropriate arrangements for signatures, representation and completion in Spain.

Can you work with other estate agents?

Yes. Where appropriate, collaboration with selected local or international agents can form part of the strategy. Distribution should fit the property rather than simply maximise the number of agents involved.

Can my property be marketed confidentially?

Potentially. Some properties are suitable for targeted or private marketing before, or instead of, appearing publicly on property portals.

What if there is a legal or documentation problem?

Identifying potential issues early is one of the main reasons for reviewing the property before marketing. The appropriate legal, tax, planning or technical work can then be organised before a buyer's due diligence begins.

Thinking about selling?

You do not need to make the decision today.
